The set is preliminary until sealed.
Plansmith renders construction documents for review by the architect or engineer of record. It never simulates a seal, a licence number or a signature — and every page it draws says so.
Plansmith produces drawings. A licensed professional produces responsibility.
Not for construction or permit submission until reviewed and sealed.
This notice is printed on every page of every set the engine renders, at every phase, on every tier.
Every jurisdiction in the United States requires construction documents to be prepared by or under the responsible control of a licensed architect or engineer, and sealed by that person. Nothing about generation changes that, and nothing on this site should be read as suggesting it does.
- The engine never renders a seal, a licence number or a signature. Not as a placeholder, not in a demo, not as sample data.
- Output is preliminary by default and says so on the sheet until a professional of record reviews it.
- The determinations ledger exists so that review is possible in hours rather than days — not so it can be skipped.
- Plansmith is not an architecture or engineering firm, does not practise architecture or engineering, and does not offer legal advice.

| Item | Position |
|---|---|
| Status | Preliminary. A set becomes a permit document when a design professional of record reviews, seals and issues it. |
| Code basis | IBC 2021 base text and the standards it references. The edition applied is recorded in the ledger for every run. |
| Amendments | State and local amendments are applied where known and flagged unverified where not. Unverified is a task, not a footnote. |
| Site data | The engine does not perform surveys or geotechnical investigation. Where a set depends on site data it does not have, the sheet says so. |
| Discretion | Where the code leaves a question to the building official, the engine surfaces it for the reviewer rather than deciding it. |
| Ownership | Your project inputs and the sets rendered from them are yours. Terms of use are set by the account agreement. |
| Watermarking | Preview tiers ship watermarked. The mark is a text entity on its own layer — it gates the deliverable, it is not DRM. |
